Almost every developer in Dhaka starts the same way: one Excel file per project, maintained by one person in the sales office. It works until the second project, the first NRB buyer paying in three currencies, and the first Friday when two salespeople sell A-4A within twenty minutes of each other.
The failure is never the spreadsheet itself. It is that four things — the availability chart on the wall, the booking form in the drawer, the money receipt book, and whatever accounts is keeping — are separate copies of the same fact. Every one of them can be right on its own and wrong together.
PropERP removes the copies. A unit has one status. Booking it writes the buyer, the agreed rate, the discount approval, the payment schedule and the receipt in one transaction. If the receipt exists, the collection exists in accounts. If the unit shows booked, no second salesperson can book it.
Floor-by-floor status across every tower in the project, with holds that expire on their own so a unit cannot sit reserved for a buyer who stopped answering three weeks ago.

Per-sft rate by tower, floor rise, corner and facing premiums, parking and utility charges, and registration cost estimates — computed at quotation time so two salespeople cannot quote the same unit differently.
A salesperson can request a rate below the floor price; it books only after the approver on record clears it. The approval sits on the booking, so a discount is never a verbal memory.
Booking money and down payment issue a numbered money receipt against the unit, in Bangla or English, with the payment channel — bank, bKash, Nagad, cheque, or cash — recorded on the line.
Choose a plan and the full kisti schedule is written immediately: booking money, down payment, the monthly installments and the handover balance, each with its own due date.
NID or passport, TIN, permanent and mailing address, co-buyer for a joint deed, and nominee — captured once at booking so registration paperwork does not restart the data entry.
Filter by tower, size, facing, floor and budget. The board only offers what is genuinely available.
Rate, premiums, charges and the payment plan are computed. The quotation PDF goes out in the buyer's language.

Yes. A unit holds one status, and booking it is a single transaction that flips that status. A second attempt on a booked unit is rejected at the point of sale, not discovered at month end. Temporary holds expire automatically after the window you set, so units do not sit reserved indefinitely.
Yes. Plots are inventory in the same way flats are, sized in katha or bigha rather than square feet, with their own rate rules and a longer collection horizon. Mixed projects that sell both flats and plots run on one board.
Yes — money receipts, quotations and demand letters can be issued in Bangla or English, on your own letterhead, with amounts in Bangla numerals and words where the document requires it.
They are migrated. Existing units, buyers, paid amounts and remaining schedules are imported so the system opens with your real position, not an empty database. Migration is a scoped one-time task quoted with the implementation.
Booking is one module. It sits on the same platform as installment collection, land and joint-venture records, broker commission, accounting and HR — so you can start with bookings and switch on the rest without changing systems.
