Land projects are not apartment projects with bigger units

Generic real estate ERP treats land as a slower flat. It is not. A plot project carries a document chain that starts years before the first sale and is still moving after the last one: baina, saf-kabala, mutation at the AC Land office, DCR and khajna receipts, layout approval, and a utility connection sequence that no apartment project has.

The commercial shape is different too. Plots sell in katha and bigha, not square feet. Collection horizons run four to seven years. Buyers frequently transfer before the deed completes, so the record has to survive a change of owner mid-schedule. And the acquisition cost that determines project margin is spread across many small parcels bought from many co-owners at different times.

What the land module holds

Parcel and survey identity

Mouza, RS and BS khatian, dag numbers, land class and converted status, area in katha and bigha with the decimal equivalent, and the boundary description as recorded.

Deed and mutation chain

Baina, saf-kabala, heba, power of attorney and partition deeds with registration numbers and dates. Mutation carries its application number and where it currently sits.

Seller and co-owner records

Land is rarely bought from one person. Each co-owner's share, payment, NID and signed document set is tracked so a missing signature is visible before it becomes a title problem.

Acquisition cost build-up

Land price, registration and stamp duty, gain tax, mutation cost, brokerage and legal fees roll into a per-katha acquisition cost that the project margin actually uses.

Plot inventory and pricing

Plots carved from the parcel become sellable inventory with size in katha, corner and road-facing premiums, and their own booking and payment plans.

Statutory and approval tracking

Layout approval, land use clearance, khajna and DCR renewals with due dates, so an expiry is caught by the system rather than by an inspection.

Units and measures the system speaks natively

Land is not measured in square feet here, and software that pretends otherwise creates rounding disputes with buyers.

Frequently asked questions

Does it store khatian and dag numbers properly?

Yes. RS and BS khatian, dag numbers, mouza, land class and area are structured fields on the parcel record, not free text in a notes box, so they can be searched, reported on and printed onto documents without retyping.

Can we track where a mutation application currently sits?

Yes. Each mutation carries its application number, the office it is with, the date it was submitted and its current stage, with an ageing view so applications that have stalled surface on their own.

How are plots priced differently from flats?

Plot inventory is sized in katha or bigha with its own rate rules — corner premium, road width, block and facing — and its own payment plans, which typically run far longer than an apartment schedule.

Can it handle land bought from multiple co-owners?

Yes. Each co-owner is a separate party on the parcel with their own share, payment position and document set, so an incomplete acquisition is visible as a specific missing signature rather than a general worry.

Does it cover joint-venture land as well?
